Location and Description

Moorside Meadows is situated in a pleasant rural position off Back Shaw Lane in Hainworthshaw approximately 1.5 miles south east of Keighley town centre. Keighley offers a wide range of facilities including an extensive range of shops, bars, restaurants and a leisure centre together with excellent transport links including direct rail services to Skipton, Bradford and Leeds and good access to the major road networks.

The front doors opens into a spacious reception hall from which all the accommodation is accessed. To one end of the property is a light and spacious through living/dining room with sliding patio doors which open onto the excellent decked balcony area which extends the full length of the property and provides a fabulous outdoor seating area with stunning views. There is a well appointed breakfast kitchen with fitted base and wall units and integrated appliances including a four ring ceramic electric hob with electric oven below and filter hood above, together with a built in fridge/freezer. There is also plumbing for a washing machine. The house bathroom is well appointed with a three piece suite together with separate shower cubicle. At the other end of the bungalow are the three bedrooms with the smaller bedroom having a connecting door to the larger bedroom.

The land which extends in total to about 3.62 acres is divided between two fields. The first field is adjacent to the property to the north and has footings in place for a new stable block which is currently the subject of a planning application. The second field extends behind the property above Back Shaw Lane and includes a useful field shelter.

Planning

Full planning permission for the extension of Moorside Meadows was granted by Bradford Metropolitan Council on the 22 September 2011, Application No: 10/04400/HOU.

The approved scheme allows for the extension of the existing living room out beyond the line of the balcony into the garden with the existing balcony reduced to form a seating area extending alongside the new extension.

A separate extension to the northern elevation would incorporate the existing footings for a proposed double garage. The approved extension would provide two further bedrooms, one with en suite and would subsequently allow for the enlargement of the existing breakfast kitchen by incorporating the existing smaller third bedroom.

A copy of the decision notice and approved plans are available for inspection at the agents office. Or alternatively may be viewed online via the Bradford Metropolitan website.
