The purchasers of the farmhouse will have rights to excavate the area shown cross hatched green to a finished level to match the existing path extending to the rear of the farmhouse and rights on foot to access the existing cellar entrance in the west gable of the farmhouse, at all times.
The barn purchasers will have rights of way over the existing track shown hatched blue having first repaired it to a width of 12‘ by excavating to solid ground and adding a compacted hard-core base blinded with a rolled stone surface. Future repair and maintenance of this section of track will be the sole responsibility of the barns. The barns will be permitted to incorporate a 12‘ timber gate with posts at a point of their choosing within boundary XY to enable access to their land.
