The property lies to the north west of the village of Cowling which provides a useful range of amenities including a primary school, village hall, village local store, restaurant and pubs and a park/sports ground. The larger market town of Skipton known as the 'Gateway to the Yorkshire Dales' is about 9 miles to the north offering a wider range of services, shops and supermarkets together with direct rail services to Leeds and Bradford. The vibrant East Lancashire town of Colne is 6 miles to the west giving access to the M65 motorway.
The house is entered via a useful porch with stone flag floor which leads through to the kitchen on the left with stone flag floor and a range of painted boarded base units with laminate surface and one and a half bowl sink. Integrated appliances include an electric hob with double oven below with plumbing for a dishwasher and space for a fridge and freezer. Adjacent to the kitchen is a generous dining room the focal being a log burning stove set in an original stone fireplace with stone hearth. A staircase leads to the first floor and there are beams and mullion windows overlooking the gardens. Next to the dining room is a pleasant sitting room, again with log burning stove set in a fine stone surround with hearth, beamed ceiling, mullion windows and external door opening onto the gardens. Beyond the sitting room up a couple of stone steps is a further reception room with beamed ceiling and double doors opening into a fabulous conservatory with stone flag floor and double doors opening onto the patio seating area and gardens beyond.
To the rear of the conservatory is a lobby area giving access to a small office and a separate utility room with base units, plumbing for a washing machine and a one and a half bowl sink.
The first floor landing gives way to a traditional house bathroom with cast iron roll top bath, pedestal wash basin and high level w.c., together with separate shower cubicle and beamed ceilings. There are two good sized double bedrooms both with mullion windows and beamed ceilings.
The property enjoys delightful terraced gardens incorporating lawns and stone flagged seating areas linked by paths and well stocked mature borders leading down to the stream and a further seating area adjacent to the bridge.
Across the lane from the cottage is a very spacious tarmac surfaced yard with an excellent fully insulated modern building (10.69m x 10.79m) eaves height roller shutter door and mezzanine storage over part. Adjoining the building is a further useful general store (3.00m x 3.64m) adjacent to which is a fantastic greenhouse. There is a separate w.c., and a pump room serving the water supply.
Beyond the yard and building is a pasture extending to approximately 0.72 hectares (1.78 acres) through which a stream runs. The land will be of obvious appeal to those with equestrian or hobby farming interests but offers great potential and scope.
Mains electricity, septic tank drainage, spring water. Double glazed. Oil central heating.
