Full description

The land is situated off Skipton Road (B6265) and Clayton Hall Road on the southerly edge of Cross Hills extending between the village in the north and the beck to the south. The neighbouring villages of Sutton in Craven and Eastburn are nearby with the market town of Skipton about 5 miles to the north and the larger town of Keighley about 5 miles to the south east.

The land comprises two productive level meadows extending in total to about 5.855 hectares (14.47 acres) with frontage and direct access to Skipton Road (B6265) and Clayton Hall Road. The two meadows are enclosed by a combination of dry stone walls and post and rail fences which on the whole are inn reasonable stock proof condition. There is a natural water supply for livestock in the northernmost meadow and a silage clamp/bale store close to the boundary adjoining the neighbouring houses.

The government flood map identifies both meadows as being within flood zones 3 and 2, suggesting a high probability of flooding.

Enclosed by Clayton Hall Road, the neighbouring houses and Skipton Road (B6265) is a separate unmanaged parcel of amenity land extending to about 0.43 hectares (1.08 acres). Access is from Clayton Hall Road. This smaller parcel of land is identified on the government flood map as being within flood zone 2, having a medium probability of flooding.

The land is sold subject to an overage clause in relation to future development. The vendor and their successor s in title will be entitled to 50% of any uplift in value generated by the grant of planning permission for residential development. The term of the overage clause will be 25 years from the date of completion of the sale.

From Skipton head south on the A629 to the roundabout at Kildwick and the start of the dual carriageway section of the Aire Valley Trunk road. Take the third exit onto Skipton Road (B6265) and continue straight across at the next roundabout, over the level crossing to the traffic lights and proceed straight ahead. The land can be found on the right after approximately 180 metres with access from Skipton Road and Clayton Hall Road. For sale signs have been erected.
